Residential Conveyancing – Fees and Costs

We understand that clients want to know the likely cost of their conveyancing transaction from the outset.

For many residential property matters, we offer a fixed fee based on the value and circumstances of the transaction. Once we have the relevant details, we will provide you with a clear quotation setting out our legal fees, VAT and the anticipated disbursements.

If your transaction involves additional or unusually complex work, we will explain this to you and advise you of any additional costs before that work is undertaken.

How Long Will My Conveyancing Take?

Every transaction is different and the timescale will depend upon factors such as the length of the chain, mortgage arrangements, searches, enquiries and the circumstances of the other parties.

As a general guide, your existing published estimate is approximately 6 to 8 weeks for a sale or purchase and approximately 3 to 4 weeks for a straightforward remortgage or transfer of equity. These are estimates rather than guaranteed completion times.

We will always work to progress your transaction efficiently and will keep you informed of any issues that may affect the anticipated timescale.

Stamp Duty Land Tax

Stamp Duty Land Tax may be payable when purchasing a property and can also arise in certain transfers of equity and other transactions.

The amount payable depends upon your individual circumstances and the nature and value of the transaction. We will advise you about the SDLT requirements relevant to your transaction.
